A major new tourism and hospitality project in the Barossa Valley has secured planning approval, clearing the way for a luxury five-star resort and winery development in one of South Australia's premier wine regions. Five-Star InterContinental Resort Approved for Barossa Valley
A major new tourism and hospitality project in the Barossa Valley has secured planning approval, clearing the way for a luxury five-star resort and winery development in one of South Australia's premier wine regions.
Strategic Alliance and Commercial Pty Ltd has received approval from the State's Planning Minister to build the InterContinental Barossa Resort & Spa on Hoffnungsthal Road at Williamstown.
The development is expected to generate between $70 million and $100 million in annual economic benefits for the Barossa once operational, while strengthening the region's reputation as a global tourism destination.
The proposed resort will feature up to 150 guest rooms overlooking the Barossa landscape, alongside a signature restaurant, premium event and function spaces, and luxury wellness facilities operating under the internationally recognised InterContinental brand.
First declared a Major Project in August 2024, the proposal underwent the highest level of scrutiny available under South Australia's planning framework as an Impact Assessed Development.
The assessment process included a comprehensive Environmental Impact Statement prepared in line with requirements set by the independent State Planning Commission, with extensive consultation involving the community, councils and government agencies.
Concerns relating to traffic, bushfire risk, infrastructure, landscape impacts and overall design were examined throughout the assessment process and addressed before approval was granted.
InterContinental forms part of IHG Hotels and Resorts, one of the world's leading hospitality groups, which already operates the InterContinental Adelaide.
Planning Minister Nick Champion said the approval followed a rigorous and transparent assessment process.
"This proposal has gone through the most comprehensive level of planning assessment available in South Australia," he said.
"Community feedback, expert advice and environmental considerations were all carefully reviewed to ensure the project delivers long-term benefits for both the Barossa and the state."
Tourism Minister Emily Bourke said the development would strengthen South Australia's growing reputation as an international tourism destination.
"The InterContinental Barossa Resort & Spa will add a new level of luxury accommodation to the region and help connect the Barossa to InterContinental's global customer network," she said.
"It reflects increasing confidence in South Australia as a destination for tourism, investment and major developments."
Strategic Alliance directors George Economou and David Cook welcomed the approval and said the project team was eager to move forward.
"We are proud to reach this milestone and remain committed to delivering a high-quality development that supports local jobs and enhances South Australia's tourism offering," they said.
The directors also thanked government agencies, consultants and community stakeholders who contributed throughout the planning process.
